🛑🛑🛑🛑Today’s Real-Life Moment Event with a New Client
🚨🏡 THE LISTING PHOTO ISN’T THE WHOLE STORY. OUR SAFETY HAS TO COME FIRST.
Before traveling to my new client’s property this morning, I always Google the address. It helps me plan creatively and get a sense of where I’m going. But this experience was a serious reminder: what you see on Zillow or Realtor.com may not reflect the home’s CURRENT condition.
As soon as I turned the corner, I said to my wife, Ash on FaceTime, Babe… I KNOW you’re lying!” 😳
I flipped the camera, and her reaction said it all: “What in the world?”
As I stepped out with my mascatool (G***k 17) Missing doors. Debris scattered across the porch. Flooring that immediately raised safety concerns. This was much more than a house needing a little cleanup.
And with unsecured entry points, there was another unanswered question: was anyone inside? I hadn’t confirmed an unauthorized occupant, but I couldn’t assume the property was empty, either.
When I contacted the agent, she said she had no idea—the owner had described only a few things needing attention. She then offered to stay on the phone with me.
I appreciate the intention, but here’s the reality:
📱 A phone call cannot stabilize damaged flooring, secure an open property, or physically protect someone if a situation turns dangerous.
🎥Realtors and photographers need accurate information BEFORE arriving. We should never have to discover serious hazards at the doorstep and feel pressured to continue.
📋Here are a few boundaries worth taking seriously:
✅ 📸 VERIFY TODAY’S CONDITION. Request recent photos or video and disclose known damage, construction, missing doors, or unsafe access before the appointment.
✅ 🔐 CONFIRM OCCUPANCY AND AUTHORIZED ACCESS. “Vacant” should never be treated as a guarantee that a property is secure.
✅ 🛑 STOP WHEN CONDITIONS ARE UNSAFE. Pause or reschedule until hazards are addressed. No photo, showing, or deadline is worth an injury.
✅ 📍 SHARE YOUR LOCATION AND CHECK-IN PLAN. Let someone you trust know where you are and when to expect you back. That adds support; it doesn’t make an unsafe property safe.
✅ 🤝 LOOK OUT FOR EACH OTHER. When an agent is still packing staging items at a vacant property, I try to wait when time permits so we can leave together. Everyone deserves that consideration.
✅ 🏡 RESPECT SAFETY SCREENING. Sellers and prospective clients: if an agent requests an initial meeting, identity verification, or more property information, please don’t take it personally. Respect those professional boundaries.
At the end of the day, I want to get home to my beautiful wife and family. I want every agent I work with to get home to their spouses and families, too. ❤️🙏🏽
We can love our work, serve our clients well, and still draw a firm line when safety is at risk.
🗣️EVERY APPOINTMENT SHOULD END WITH US HOME SAFE!
🙏🏽 A PRAYER FOR PROTECTION & SAFE RETURNS 🏡📸
Heavenly Father,
Before we leave our homes to serve others, we ask You to guide our steps. Watch over every realtor, photographer, and professional traveling to unfamiliar places today and every day after.
Give us wisdom to recognize danger, discernment to pause, and courage to leave when something is unsafe. Help us never confuse pressure to finish a job or money wt the cost of our lives.
Bring hidden hazards to light. Remind us that asking questions, verifying information, and setting boundaries are ways to exercise wisdom. Let our faith in You guide us toward careful decisions.
Teach us to look out for one another. Give sellers honesty, clients understanding, and professionals the confidence to make safety a priority. May no deadline become more important than the person working to meet it.
Lord, my wife and family are precious to me, and every person beside me has loved ones who want them home. Protect our travels, our appointments, and our returns. Give peace to the spouses and families waiting for us. ❤️
We ask for productive work, but above all, we ask to return home safely.
In Jesus’ name, amen. 🙏🏽
📖 “A prudent man foreseeth the evil, and hideth himself: but the simple pass on, and are punished.”
— Proverbs 22:3, KJV
Faith and wisdom belong together. Pray for protection, pay attention, and give yourself permission to pause. 🛡️
