Thinking about selling your Southwest Florida home — but waiting for the "right market"?
Start with a different question: What is your home worth TODAY?
The latest reports don't tell one simple story:
📍 Lee County — balanced market; supply of homes for sale down 20.5% from a year ago.
📍 Collier County — balanced market; supply down 25%, median sold price $600,000.
📍 Hendry County — a buyer's market, with the most inventory of the four.
📍 Charlotte County — a seller's market; supply down 34.5%, the tightest of the four.
The takeaway? Your decision should be based on YOUR home — not a headline about all of Southwest Florida.
If selling is on your radar, find your starting point before you decide to wait 👇

Fort Myers 33913 neighbors, the market just shifted.
In February there were 662 homes for sale in our ZIP. By the end of September, just 363. That's about 45% fewer choices in eight months.
September snapshot:
• Median sold price: $473,750 (up 5.3% from August)
• Months of inventory: 3.9 (down a third from last year)
• Sellers getting 96.4% of asking
• Median 79 days on market
Sellers: you have less competition than you've had in almost two years. Buyers: there's still room to negotiate, but that window is getting smaller.

Fort Myers Beach market update — September 2026 (33931)
Four years after Ian, Estero Island has become two markets on one strip of sand.
On one end: brand-new luxury homes listing between $4.7M and $11.9M, built to today's elevation standards.
On the other: what's actually going under contract — mostly condos and smaller homes, with a median around $442K.
The numbers that matter: • 12.7 months of inventory — still a buyer's market • But that's down from about 18 months a year ago • Active listings dropped from 586 in March to 381 • Homes are selling at about 92% of list price • Median days on market: 184
Buyers have leverage and time right now. That window is getting smaller heading into season.

Bonita Springs Real Estate Market Update: 34134 Home Prices and Trends for Fall 2026

From Bonita Bay to Barefoot Beach, here’s where the Bonita Springs real estate market stands heading into season.

If you’ve driven Hickory Blvd lately, you’ve seen new towers going up, luxury homes coming on the market, and plenty of “For Sale” signs still in yards. So what’s really happening with Bonita Springs homes for sale in ZIP code 34134? Here’s the September 2026 picture in plain English.

Is Bonita Springs a Buyer’s or Seller’s Market?

Right now, 34134 is a balanced market, with 6.14 months of inventory. That’s down 31% from a year ago, when buyers had far more choices. Neither side holds all the cards, which is good news for anyone ready to make a smart move in Southwest Florida real estate.

Bonita Springs Inventory Is Shrinking Fast

Active listings peaked at 643 in January and fell to 344 by September, which means nearly half the inventory disappeared in eight months. Today’s for-sale mix in 34134 includes:

306 condos and townhomes
160 single-family homes
68 lots and land parcels
Bonita Springs Home Prices: Asking High, Selling Lower

This is the trend that matters most:

Median list price: $1,024,000, up 29% from last year
Median sold price: $650,000, down about 5% from last year
Median estimated home value: $667,430, down 2.6% over 12 months

Sellers are asking more, but buyers aren’t paying it. Homes are selling at about 93.9% of list price, and the median home takes about 120 days to sell. Monthly sold numbers can swing because the sample is small (42 sales in September), but the gap between asking and selling prices is real.

Signs of Life Before Season

September brought a wave of activity:

112 new listings, up nearly 70% from August
33 homes went under contract, almost double the month before
Homes that went pending did so in a median of 86 days, faster than the month prior

In 34134, sales usually peak in March and April. This fall’s listing surge suggests sellers are getting in position early.

Luxury Real Estate in Bonita Beach, Bonita Bay and Barefoot Beach

At the top end, Bonita Beach real estate is in a league of its own. Over the last three months, new listings had a median price of about $7.5 million, and the highest came in at $18.25 million. New waterfront condo towers are adding brand-new luxury inventory, and Bonita Bay homes and Barefoot Beach luxury homes remain some of the most sought-after addresses on the Gulf Coast. The luxury rental market is strong too, with new high-end leases at a median of about $19,250 per month.

What the Bonita Springs Market Means for You

Thinking of selling? Pricing is everything. Buyers are negotiating, and overpriced homes sit. A sharp, data-driven price plus standout marketing, like professional photography, aerial drone video and a strong online presence, is what gets a home sold in this market.

Thinking of buying? You have leverage you haven’t had in years. You have time to inspect, negotiate and compare, but inventory is tightening, and the best opportunities may be gone once season arrives.
