Can you sell your house yourself on Facebook? Absolutely.

You don’t have to use an estate agent to sell a property in England or Wales.

You can photograph it yourself, put it into a local Facebook group, arrange your own viewings, negotiate directly with buyers and potentially save yourself an estate agency fee.

Simple.

Well… sort of.

Because there’s quite a big difference between advertising a house and successfully selling one.

Putting six photographs on Facebook and writing “3 bed house for sale, £425k, PM me” is certainly advertising. It is not necessarily a particularly good strategy for handling what may be the largest financial transaction of your life.

So, if you’re considering selling your home yourself, I’m not going to tell you not to.

Instead, here’s what I’d want you to know before you start.

First impressions happen in seconds and for most home buyers, that first impression is online.

To make sure your property photos look like a magazine spread, here’s a quick pre-shoot checklist to get every room camera-ready:

✨ 1. Hide the daily clutter
Clear off kitchen counters and bathroom vanities. Keep appliances, soaps, and toothbrushes tucked away so the focal point stays on the architecture and space.

🚽 2. Put all toilet lids DOWN
Simple, but crucial! A minor detail that makes a massive difference in bathroom shots.

🚗 3. Clear the driveway & lawn
Park cars down the street or in the garage, hide garden hoses, and tuck away trash cans out of sight for that clean exterior hero shot.

💡 4. Turn ON all lights
Turn on lamps and overhead lights to create warmth and ambiance.

🛏️ 5. Smooth out beds & fluff pillows
Bedding catches light dramatically. Smooth out wrinkles and arrange accent pillows neatly for a cozy, inviting feel.
