This looks like it could be from a war. It’s actually a kid playing in Central Park. In 1962, Diane Arbus circled him for several minutes — almost every frame she shot looks completely normal. Except one. That single frame became one of the most famous photographs ever taken. MoMA bought it for $75. A signed print later sold for $785,000.

Everyone thinks broker fees are illegal in NYC now. Not exactly. Landlords can’t pass their broker’s fee onto you anymore — that part’s real. But your own broker? You still pay them. That hasn’t changed. I already know some of you are thinking ‘I’d never pay a fee.’ Fair — you don’t have to. I just want you to actually understand what that fee is for before you decide. Finding a listing isn’t the hard part anymore. Getting accepted is. DM ‘APARTMENT’ if you want someone on your side of the deal, not the landlord’s.

This building had 4 toilets. For 110 people. 97 Orchard Street, built 1863 — home to 7,000 immigrants from 20+ countries before it was condemned in 1935. That staircase? Original mahogany. Today it’s The Tenement Museum — tour-only, book ahead at tenement.org.

CBGB only exists because a building collapsed a few blocks away. The club is gone, the hotel is gone — but if you know where to look, the whole story is still standing on three blocks in NoHo. Half this city hides something like this. Knowing it is my job.

,Never buy a co-op in NYC.” I hear that almost every day — usually from someone whose friend „heard” they’re a nightmare.

Reality: ~70% of NYC apartments are co-ops. Rule them out and you’ve eliminated most of your options before you’ve even started.

The board process people dread? Usually fine. And that board is often what keeps your upstairs neighbor from renovating without a permit and taking your ceiling down with it.

Buying to flip or rent immediately? Condo might make more sense. Buying to actually live in it? Don’t rule out co-ops on hearsay.
