Would you buy a home with foundation issues? What if they were repaired? But, what if what led to the issue wasn’t repaired?

The backyard butts up against a forest, with a nice big hill angled at the back of the garage and house. This allows all the water to run towards the foundation and the fix should be digging a trench at the base of the hill so the water collects there instead of your house.

The sellers (or someone else) added drain tile and a sump pump, which is awesome for flooding, but will do nothing to keep your foundation dry. A dry foundation is the healthiest thing for your home! Musty basement? This basement has far worse crimes to pay for.

Warm air can cause moisture in your attic space- so it’s wise to keep an eye on things and make sure you’re not doing damage.

My inspector recommends caulking these doors shut so warm air doesn’t make it through, but having the insulated backing is also needed, so this is almost perfect

This early 1900s apartment was for sale for ~200k. We didn’t end up offering on it, but I was in love with the charm. They had original windows with decent sash cords, but someone painted over them 😤 but the updates throughout are just sooooo nice. The mini splits keep it cool like central air, but you still keep the efficient radiators (hey, it’s nice in Minnesota!)

185 Exeter in St Paul was a gem of a house, but it sold for $107,000 more than listed.

It went straight to pending, which means the buyers skipped the inspection and it closed 3 weeks later and seems to have been an all cash deal. Crazy stuff happens everyday, but this one blew me away. Great house… but $510/square foot? No thanks

K**b & tube is a fire hazard, but we still see remnants of it here in the Twin Cities. This house has been rewired and while most people remove the k**b and tube, this seller left it in. It’s kind of neat because we see the history of the home and since it’s not hooked up anymore, it doesn’t pose a fire risk.

I like the old light fixture 💡 because it’s ~*~old~*~

Congrats, John!

John was looking for an apartment to purchase around the Uptown area of Minneapolis. We saw 5-10 unites before they were ready to make an offer on this 1913 beauty.

We had to compete against one other offer, so we went 5k over list price to seal the deal. We got 1k back from the sellers after a few small items came up on the inspection, so the official sales price was 199k (all cash babaaaay)

Move to Minnesota if you’re wanting to leave your political hellscape of a state

Many doors don’t close properly after 100+ years (heck, some new builds are like this) but the switch plate just needs a slight adjustment. This one would take a flat head screw driver and you can fix it in 5 minutes!

This usually happens because the building has settled over time, but sometimes it’s just from bad craftsmanship (looking at you new builds)
