Most buyers decide how they feel about a home in about seven seconds — before they read a word of the description. That's why listing photos do the heavy lifting, especially on a home with a view. The tricky part: make a room look bright and welcoming, and the windows blow out into white glare, taking the view with them. The fix is to combine several photos of the same room — some brighter, some darker — into one image that shows what your eyes actually see: a warm, inviting space and the scenery outside it. On this recent Anacortes listing, that meant the bay, the Sound, and Mount Baker stayed visible from inside, plus a twilight drone shot of the neighborhood lighting up at dusk.

Got out to a split-level up on Finn Hill in Kirkland last week, and the thing that stopped me before I even unpacked the gear was the wrap-around deck — you step out and there's the Cascades on one side and Mount Rainier hanging out in the distance like it's posing. Those big mountain views are honestly some of the trickiest shots to get right, because if you expose for the room you blow out the windows, and if you expose for the view the interior goes muddy, so it's a lot of bracketing and blending to make both read the way your eye actually sees them standing there. The terraced backyard caught the late afternoon sun beautifully too, which made the exterior set a treat. Always fun when a home gives you something to work with, and this one's already getting a ton of attention on the market — congrats to Patrick Hender over at Acre Real Estate on a great listing.

Here's something I get asked about a lot: "Can you do a twilight shot without coming back to the property?"

The two photos above are the same house.

Same drone angle. Same day. The daytime shot is the original. The twilight version was created in post-processing — no second trip, no waiting for a 20-minute weather window, no coordinating schedules around the perfect evening.

Why does this matter for your listing? Twilight exteriors consistently outperform daytime shots as the hero image on Zillow. The warm interior light triggers something psychological — buyers see a home, not just a house. It looks lived-in, inviting. Daytime exteriors show a structure. Twilight shows a feeling.

The practical reason agents love the virtual version: actual dusk gives you a 15–20 minute window on a specific evening that requires perfect weather and a house that's show-ready and lit up inside. A virtual twilight can be created from any clean daytime exterior shot, with no additional scheduling, even after the shoot is long over.

One thing I always do: disclose that the image is digitally enhanced. Most MLS systems permit virtual twilight the same way they permit virtual staging — the house still looks exactly like itself, we've just shown it in its best light. Literally.

Most hosts don't think much about detail shots. That's actually a huge opportunity.

Wide angles show the room. But this photo? This is what makes someone stop scrolling and actually book.

A yellow locker nightstand. A guitar on the wall. Concrete meets warm wood paneling. A snake plant catching the light just right. Every single thing in this frame is telling a guest something about what it feels like to stay here — before they've read a single word of the listing description.

I've shot a lot of Airbnbs and VRBOs around Seattle, and the hosts who get the most consistent bookings aren't always the ones with the biggest spaces. They're the ones whose listings feel like somewhere worth staying. And a big part of that comes down to whether the photographer took five extra minutes to get into the corners and shoot the details.

It also just builds trust. Guests who can see the quality of the little things — the lamp, the hardware, the plants — show up with better expectations and leave better reviews. That's not a small thing when you're trying to maintain a high rating.

If your listing photos are all wide shots, you're probably leaving some bookings on the table. Worth thinking about next time you refresh your photos for spring or summer.
