There's something about photographing homes this time of year that I really enjoy.!

The changing leaves, warm colours, and beautiful fall scenery can make a property look completely different than it does during the summer.

As a real estate photographer, I love finding ways to incorporate those seasonal details into my shots.

Fall might mean shorter days and a little more unpredictable weather here on Vancouver Island, but it also gives us some pretty incredible opportunities to showcase homes in a different light.

When I'm photographing a home, I pay close attention to how the light moves through each room and how I can capture the details that make the space feel welcoming. Sometimes it's a beautiful kitchen, a living room with a fireplace, or a big window overlooking the fall colours outside.

Because even as the weather gets cooler outside, a home can still feel bright, warm, and inviting in photos.

Sometimes the best shot isn't even of the home itself. It's what's around it!

One of my favourite things about photographing properties on Vancouver Island is getting to capture the incredible locations that come with them.

When I'm behind the camera, I'm not just thinking about how to showcase the house. I'm looking at the bigger picture and how I can capture the surroundings that make someone want to live there.

Because sometimes the biggest selling feature isn't inside the home at all. It's everything that surrounds it.

Every property is different, so why would we market them all the same way?

Some homes have incredible views that deserve to be captured from above, while others have beautiful interiors where professional photography can really make the details stand out. Larger homes might benefit from a 3D tour to help buyers understand the layout, while a well-edited listing video can bring the entire property to life on social media.

When I'm photographing a listing, I'm thinking about what makes that particular property special and which types of media will help showcase it best.

It's not always about having more photos, videos, or drone shots. It's about choosing the right combination to tell the story of the home and give buyers the information they need.

Because great real estate marketing isn't one-size-fits-all.

When buyers are looking at a home, they're not just thinking about the property itself. They're also wondering what it would be like to live in that area.

Are there parks nearby? How close is the beach? What does the street look like? Are there walking trails, shops, or other amenities within reach?

These are all things that can influence how someone feels about a home, which is why I think capturing the surrounding neighbourhood is such an important part of real estate marketing.

I always make time for the smaller details. Close-ups give those details their own moment and help show the quality and character that went into the home.

Custom cabinetry, unique tile, beautiful hardware, a statement fireplace, woodwork, lighting, or a finish that gives the home some personality can easily get lost in a wider photo.

Not every photo needs to show the whole room. Sometimes getting a little closer is what makes a listing feel complete.

Sometimes I’ll be walking through a home and something just catches my eye.

It could be the way the afternoon light is coming through a window, an architectural detail you might not notice right away, a perfectly framed view, or an angle that shows the home in a completely different way.

Those aren’t always the photos I planned on taking, but they can end up being some of my favourites from the shoot.

Part of photographing a home is knowing the shots every listing needs. The other part is slowing down enough to notice the little moments that make that particular home different.

And when I see one, I’m always going to take the extra photo.

Sometimes one ground-level photo just doesn’t do an outdoor space justice.

When a backyard is a major feature of a property, I want buyers to understand the full picture. That can mean photographing it from several angles, showing how it connects to the home, and using drone photography to give a better sense of the size, layout, and surrounding property.

It’s not about making a backyard look bigger than it is. It’s about showing the space accurately so buyers can understand what’s actually there.

A big yard, extra privacy, room for entertaining, or a unique lot can be a huge selling feature. The photography should make sure buyers don’t miss it.
