Safe to say this wasn’t what I expected to find in the backyard.

A private two-hole putting green hidden amongst the trees? I have never seen that before. Then the way the afternoon light filtered through the trees, and it turned into one of my favourite parts of this home.

This townhouse had 0-2 groups through the open home.
The next one had 6-8 groups through.

The agent changed one thing: he posted this video onto social media showcasing the amenities and lifestyle around the home, not just the house itself.

It went under contract the following week.

This townhouse was partially styled, but with the right approach, we were able to elevate the presentation and highlight the warmth and lifestyle this home offered.

First impressions matter, especially when it’s your first shoot with a new client.

For the edit, I leaned into warmer tones to complement the styling and create a homely feel from the very first image.
