Getting a listing is exciting. Paying for all the marketing before you've made a commission? Not always.

That's exactly why Berridge Media offers a Pay at Close option.

If you're a newer agent building your business, or you're getting back into real estate and ramping things up again, you shouldn't have to choose between professional listing marketing and protecting your cash flow.

Get the photography, video, drone, floor plans, and marketing assets your listing deserves, and pay when the property closes.

Because your listings still need to look competitive, even when you're watching every dollar.

Have a listing coming up? Let's talk about whether Pay at Close is a fit for you.

Planning to list a home this winter? Don't wait until the trees are bare and the landscaping is gone.

If you already know you have a listing coming later this year or early 2027, now is the time to schedule the exterior photography.

We can capture the property while the grass is green, the trees still have leaves, and the exterior is looking its best, then hold those images for your winter marketing.

That means when it's time to list, you're not stuck trying to make a gray January exterior look inviting.

Better first impressions start with planning.

Have a winter listing coming? Get it on the Berridge Media schedule now and knock the exterior photos out early.

When someone finds your listing online and raises their hand as an interested buyer… who should get that lead?

The agent who earned the listing.

At Berridge Media, our property websites are hosted through a platform that is not owned by Zillow. That means when a potential buyer submits an inquiry through your property website, that information goes directly to you.

No competing agents getting inserted into the conversation.
No lead being redirected somewhere else.
No wondering who owns the contact information.

You own the data. You own the lead.

Your listing marketing should be working to build your business, not somebody else’s database.

That’s one of the reasons we’re intentional about the technology we use behind every Berridge Media property website.

Your brokerage's social media tools are helpful, but they shouldn't be your entire marketing strategy.

If every agent in your office is sharing the same graphics, market updates, and branded templates, what gives a potential client a reason to remember you?

People don't just choose an agent because they recognize a brokerage logo. They choose someone they trust, someone who knows the area, and someone who feels connected to the community they're buying or selling in.

That's where community-focused content comes in.

Spotlight the coffee shop everyone loves. Talk about the neighborhood park. Feature local businesses. Show people what it's actually like to live in the communities you serve.

You're not just marketing houses; you're building recognition as the local real estate resource people think of before they ever need an agent.

Use the brokerage assets. Just don't let them become your entire brand.

Here is your monthly economic update. 📊

“Macroeconomic uncertainty continues to weigh on the built environment,” said AIA Chief Economist Richard Branch. “High oil prices are putting upward pressure on inflation and may lead to even higher rates in the back half of the year. This will put additional pressure on developers and may lead to a further weakening in billings.”

However, clients continue to show interest, as inquiries (dotted gold line) for new projects rose again this month.

Nearly 1 in 5 homebuyers are searching outside their current metro area.

That should get every real estate agent thinking.

If someone is considering a move to your area, what are you doing to make sure they find you?

Relocating buyers are researching more than homes. They're looking at neighborhoods, schools, restaurants, commute times, things to do, and what everyday life actually looks like in the communities they're considering.

That creates a huge opportunity for agents who consistently show up as the local expert.

Your social media shouldn't just prove that you sell houses. It should prove that you know your market.

Create the neighborhood videos. Talk about the local businesses. Answer the questions people considering a move are already asking. Give them a reason to know your name before they ever need an agent.

Don't wait for relocating buyers to find another agent.

Send Berridge Media a message, and let's start making you the expert they find first.
