I know I have been quiet on social media and even with client work recently. If you know, you know. Big things are shifting over here and I cannot wait to share the final result. Consider this a tiny peek behind the curtain. Stay tuned for October 31st.

I shoot the outside last, on purpose.

By then I have been in the house for an hour and I know what it actually is. The exterior shot should match that, not oversell it.

I turn on every light in the house and then I turn some of them back off.

Warm bulbs next to daylight makes a room look yellow and dirty. Half the fix is just deciding which lights are helping.

A wide shot tells you the layout. It does not tell you what it feels like to stand in the room.

That is why the gallery has both, and why I will not hand over a set that is only wide shots.

Things that leave the frame before I shoot: trash cans, cords, dog bowls, the soap bottle, whatever is stuck on the fridge, every car in the driveway if I can get them moved.

Nobody notices any of it in the photos. They notice it all when it is still there.

The first thing I ask for is not the address. It is why the seller fell in love with the house.

They will tell you something the listing sheet never would, and then I go shoot that.

The same house looks like two different properties depending on what time I show up.

I ask what direction the front faces before I book the time. Not because I am fussy about it. Because a west-facing house shot at 10 am is a house nobody clicks on.

Every shoot I do goes in the same order. I start with the whole house so people know where they are, then the rooms, then the two or three details that make it feel like a specific place, and finally whatever you can see out the window.

Buyers scroll in that order whether you shoot it in or not.

Every month I pick one local business that is doing social media right. This September, it's Cowboy Bar and Saloon.

Three things they do that most businesses in this town do not:

The owners are in the photos. Not just staff. People buy from people, and they clearly know that.

They post the event, not an ad for the event. Real pictures from real nights. Nothing generated.

They are actually funny on TikTok and Reels. That is harder than it looks, and it is why their reach is local and it sticks.

None of that takes a budget. It takes showing up as yourself.
