All my seniors are homeowner age now, and I've changed careers 6 years ago and am a Realtor now (in case you didn't know). I have a great opportunity and would LOVE IT if one of my past seniors would benefit! Do you know that you can buy this 2 unit ranch duplex for a $7000 downpayment, live in one side, and rent the other side out and have your tenant pay almost all of your mortgage?! THIS is how you can become a real estate investor at a young age with negligible risk or work, or cash.
Here's how: Since the tenants money is allowing you to live pretty cheap on your side, save that extra money you don't have to spend now. Easy peasy. In 5 years, rent your side out now too (you will now realize a rental income of $750 positive cash flow after mortgage and expenses probably). Take the money you've saved off of living pretty cheap on your side for the last 5 years and use it as a downpayment on your big dream house that you can afford now, since you have $750 month extra income now as a landlord. BOOM! In 5 years you can go from a first time home buyer in a very affordable situation to owning a duplex as real estate investor AND living in your dream home, while having tenants pay off your rental.
The best part...for only $7000 initial downpayment and a few hundred a month towards the mortgage for 5 years, in 20 years this duplex is YOURS free and clear and somebody else paid for it mostly!! Do you think you'll be in that position if you go straight to buying a single family home as your first home, paying that big payment all alone? I can't say it enough that THIS is how the everyday, working people can retire with extra money...when you sell off the paid off duplex.
Maybe this puts you in a position to buy more investment properties in the future, with the BANKS money using the equity in that duplex, and the tenants paying the mortgages. When you retire, you sell off all your investment properties and live large. Or just keep all that monthly cash flow coming in for income, til the day you die. Retire early even! Then you leave all those cash flow rental properties to your kids to do the same. THIS is how an everyday working stiff can retire like a rock star and leave a legacy for their family. I really believe that it doesn't matter how much you earn at your job. Thru smart thinking everybody can retire with money. You just have to do it.
