Helpful advice!

The photographer is arriving in two hours. Most sellers spend that time tidying the kitchen.

Here's what actually moves the needle:

💡 Lighting. Open every blind and curtain. Replace any blown bulbs. Natural light is the single biggest difference between a good photo and a great one.

🧹 Surfaces. Clear the kitchen counters completely — not mostly. Remove the coffee machine, the fruit bowl, the dish rack. Less is more in every room.

🌿 Curb appeal. Don't forget the outside. Move the bins, sweep the entrance, park the car around the corner.

🖼️ Personal items. Family photos, toiletries on the bathroom vanity, kids' drawings on the fridge — pack them away. Buyers need to picture themselves there.

🛏️ Beds and linen. Freshly made, tucked in properly. Iron the duvet cover if you can.

The listing photos are the first showing. They determine whether a buyer books a viewing — or keeps scrolling.

Here's what you also need to budget for when buying a home in South Africa:

→ Transfer Duty (a government tax applied to properties above the exempt threshold)
→ Bond Registration Fees (charged by the bank's appointed attorney)
→ Conveyancing Attorney Fees (the attorney managing the transfer of ownership)
→ Moving Costs
→ Rates & Levies Clearance (required before transfer can be registered)
→ Homeowner's Insurance (most banks require this before bond registration)
→ Occupation Rental (payable if you take occupation before transfer is complete)

These costs can add up to a meaningful amount on top of your purchase price — and discovering them late in the process is stressful and avoidable.

The best approach? Ask your agent and conveyancing attorney for a full cost estimate before you sign an Offer to Purchase.
