Dark rooms read as small rooms. The brightening effect can shape what a buyer sees right off the bat.

A buyer scrolling doesn't think "bad lighting." They think "cramped" and keep going. Same square footage, completely different reaction. All that changed is whether anyone can see it.

No shoot to schedule. Nobody coming out to the property. Just the photos you already have, back in five hours.

The house shows fine. The dog kennel in the middle of the room doesn't.

Kennels, laundry baskets, toy bins, the stuff that lives in a house because people live there. It's not dirty and it's not wrong, it's just the first thing a buyer's eye lands on instead of the room. Most of it can't be moved before a shoot and nobody notices until the photos are back.

We take it out. The room gets the frame to itself.

Auto remove handles the freestanding objects sitting on the floor, differing from the declutter effect which handles flat surfaces (counters, cords, countertop clutter)

Photos in the morning, back before your afternoon showings.

The twilight shot stops the scroll. It's also the one nobody has time to go back for.

Dusk lasts about twenty minutes and it never lands on the day you're shooting. So we build it from the photo you already have. Warm sky, lit windows, no second trip to the property.

Gone over with real editors.

Buyers aren't looking at the room. They're looking at the laundry basket on the counter.

Cords, clutter, the trash bin in the corner. Every one of those is a second nobody spends looking at the space you're selling. We take them out so the room is all that's left.

Send the photos you already took on your phone. Have them back the same afternoon.

We photographed this Sunrise Drive listing in full. High resolution stills, drone aerials, detail shots of the front porch, the landscaping, the outdoor living space. Every angle that matters.

That's what we do at Capture Influence. You get photos that actually look like the property. Video that shows the full scope. Drone footage that gives buyers context. When your listing looks this good, people actually want to see it in person.

If you're selling a home, this is the standard you should expect. Book us to shoot yours.

This is what a listing video should feel like. 🎬

We just wrapped this one for Jeff Carlson at Re/Max Experience on Joy Loy Lane in Wahpeton, and it's a perfect example of how we build a video that actually sells the lifestyle, not just the square footage.

Here's what went into it:

We opened with Jeff on camera at the dock, coffee in hand, Millers Bay behind him. Then we hit a cinematic motion transition that peels off him and lifts straight into a drone reveal of the whole property. From there we moved into a warm, editorial interior tour with Jeff on voiceover, told the story of a home rebuilt from the studs, and closed on the boat cutting across the water. We layered in family moments, dock details, and property lines so buyers could feel the full picture. Every cut matched Jeff's pacing. Every shot earned its place.

That is the difference between a walkthrough and a video people actually stop to watch.

Here's the part that matters for you: we can do this for your listing this week.

You show up, we handle the drone, the interior, the on-camera segments, the voiceover, the edit, all of it. You get a scroll-stopping vertical video built for social and your listing, delivered fast so it works while the listing is hot.

New construction. Lake town. Income property. This is it. πŸŽ†

Here's what you're looking at:
🏑 3 bed / 3.5 bath / 1,989 sq ft plus garage
✨ 2024 new construction, gourmet kitchen, quartz counters, open floor plan built for entertaining
🏊 On-site community pool
β›΅ Oak Hill Marina lake access coming 2026
πŸ’° Gross $60,000+ in annual rental income potential
