Look at the drone shot. That's Illinois.

Rolling hills, heavy tree cover, roads that curve because the land made them curve. Not the flat grid most people picture.

The house sits on one of those rises — a long brick ranch on over half an acre, with a front lawn that climbs away from the road and a back yard that keeps going past the deck.

Inside there's a vaulted ceiling over the living room with a brick fireplace, a white kitchen with stainless appliances and stone counters, and windows on nearly every wall.

3,143 square feet, four bedrooms, three baths, on 0.61 acres. $350,000 — about a hundred and eleven dollars a square foot. Nine houses on the whole street.

Open house this Saturday, 12 to 3. Worth the drive if you've been priced out closer in.

Same kitchen. Two photographs. Nothing moved, nothing cleaned, nothing replaced.

A bad photo doesn't make a dated house look dated. It makes it look neglected.

Those are different words with different price tags. Dated means old cabinets — a known cost. Neglected means something's wrong here, what else didn't they deal with. Buyers can't tell them apart in a dark, orange photo, so they assume the worse one.

That assumption comes straight out of the offer.

We wrote up the whole thing on the blog — why the photography premium is biggest on exactly the listings where people cut it, and a ten-second test you can run on any listing to tell whether the photos came from a phone.

Most people skip photos on a house like this.

The logic makes sense on paper. The place needs work, it won't photograph like a magazine spread, so why pay a photographer when the buyer's gutting half of it anyway.

Here's the problem. A phone photo of a dated room doesn't read as dated — it reads as neglected. Buyers can't tell "needs updating" from "something's wrong here" in a dark, badly exposed picture, so they assume the worse one. And that assumption comes out of the offer.

Shot properly, a dated kitchen is just a dated kitchen. A project with a number attached that a buyer can actually price.

The floor plan matters more on a house like this than almost anywhere else. The buyer isn't purchasing the finishes — those are coming out. They're purchasing the layout, and without a floor plan they can't price the work.

Look at the drone shot, then look at the backyard.

Lots in this part of Stickney run about a tenth of an acre. From the air you can see how tight the grid is — houses shoulder to shoulder, mature trees filling every gap between them. Then you get to this one and there's genuine depth behind the house. Deck, then lawn, then more lawn.

Inside: hardwood through the main floor, a fireplace in the living room, a bay window across the front, and a slider off the dining room out to the deck.

Five bedrooms and three baths on a block where most homes have three and one.

Booked for outdoors. Woke up to this.

The 3 on 3 tournament at The Community House runs on sixteen courts — four permanent, twelve built and painted by staff over the week before. Then it rained and all of it moved inside.

Which is a completely different shoot than the one that was booked. Outdoor August daylight is the easiest light there is. A gym is close to the hardest — low light, mixed color from the overheads and the windows, fast movement, and no flash anywhere near kids playing.

You find that out at eight in the morning, and an event doesn't reschedule. The games start when they start.

Here's the whole day, start to finish.

Every dollar raised goes back into youth recreation programming at The Community House, serving over 3,000 kids across Hinsdale and the surrounding communities.

They spent the week building sixteen outdoor courts. Then it rained.

So the annual 3 on 3 tournament at The Community House moved inside — every division, second grade through high school plus the adult brackets, compressed into the gyms with games running back to back on every available floor.

It still happened. A few hundred players showed up and the staff made it work in a fraction of the space they'd planned for.

We were there all day shooting it.

Every dollar raised goes back into youth recreation programming at The Community House, which serves more than 3,000 kids across Hinsdale and the surrounding communities.

Not because anything was wrong with it — because nothing in the listing could tell you what was good about it.

There's a field for bedrooms, bathrooms, square footage and year built. There's no field for the balcony looks at water.

Built in 1985. Renovated like it's 2026.

White cabinets, butcher block counters, stainless appliances, hardwood floors, and a fully updated bath. Walking into a mid-eighties condo building and finding this is not the usual experience.

The balcony is the other surprise. Three floors up, facing north over a pond with a walking path around it and mature trees on the far bank. That view came with a one-bedroom.

892 square feet — the largest one-bedroom floorplan in the building — plus in-unit laundry, a private storage locker, and access to the pool, gym and clubhouse.

This is a townhome in Northeast Elgin, and it gets the same run as any other property we shoot — photos, floor plan, drone, MLS walkthrough, and a cinematic cut for social. One trip, one person.

The floor plan is the part people don't expect. It doesn't get drawn by hand. It gets walked, room by room, with a phone, until the layout builds itself. Then the drone goes up, then the gimbal comes out and the entire house gets covered a second time for video.

Same sequence every time, regardless of price point. The house doesn't decide how hard the work is.
