Most garages spend their lives storing boxes nobody has opened since 2014. 😂

But with the right setup, that same footprint can become an office, gym, game room, workshop or extra living space — without building an entirely new addition.

Of course, conversions aren't as simple as throwing down flooring. Insulation, permits, electrical work, HVAC and local building rules can all come into play.

In 2024, median monthly owner costs were $2,035 for homeowners with a mortgage.

For owners without one?

Important: "paid off" definitely doesn't mean free. Property taxes, insurance, utilities, maintenance and other costs don't magically disappear.

But removing the mortgage changes the math in a BIG way.

About 21.6 million U.S. homeowners paid condo or HOA fees in 2024, according to the Census Bureau.

The nationwide median was $135 a month, although fees vary WILDLY depending on the community and what they cover.

Option 2: less private space, but potentially a better location, fewer exterior chores, and amenities right outside your door.

There's no universally "better" choice here.

Depending on the market, that extra money might buy another bedroom, a bigger lot, a better school district, a newer kitchen — or sometimes just a better ZIP code.

That's what makes housing prices so interesting.

Two homes can look surprisingly similar and still have wildly different price tags.

A $400,000 mortgage at today's kind of rates hits a little different.

At 6.65%, a 30-year $400K loan works out to roughly $2,568 a month in principal and interest.

And that's before property taxes, homeowners insurance, HOA fees, maintenance and repairs.

That's the part of buying a house that's easy to underestimate: the price on the listing isn't the same thing as the cost of owning it.

$500K can feel like two completely different budgets depending on where you’re buying.

In Texas, that kind of money can still put you in a pretty spacious home with a yard, garage, and room to breathe.

Take that same budget to some of California’s expensive coastal markets, and your options can shrink FAST.

For some perspective, Texas home values are around $303K on average, while recent median sale prices were over $900K in places like Los Angeles and San Diego.

Obviously, it depends on the city, neighborhood, taxes, insurance, and the actual property — this image is just a visual comparison, not two real listings.

But if you had exactly $500K to spend…
