A treehouse for adults who never stopped dreaming.

Built in 1978 above Saltworks Creek, this mid-century modern sanctuary wasn't designed to look at the water. It was designed to live with it.

Floor to ceiling glass. A stone fireplace at the heart. Red cedar rising through the forest canopy. Three levels woven into the trees above a quiet protected cove on the Severn River.

Last month I had the privilege of photographing one of North America's most celebrated equestrian estates — Hilltop Farm in Cecil County, Maryland. 437 acres, a legacy of world-class sport horses, and 1.3 miles of creek running through it all. This is the kind of property that reminds me why I picked up a camera in the first place. After 15 years photographing Maryland and Delaware, I still get goosebumps on shoots like this.

When I photograph homes where people live, I hear this a lot:
“But we live here…"
The difference is not lived in vs. empty. It’s lived in vs. intentionally presented.
After 15 years of photographing homes, I’ve learned that presentation affects value perception.

Photography is about the positioning of the home online.

Before buyers read square footage or finishes, they are already deciding how the home feels.

The brain associates clutter, distraction, and visual noise with stress and maintenance. If the buyer has to mentally clean, rearrange, or make excuses for the space, the home is already losing value online.
