"So… is now a good time to buy in Baton Rouge?" 🏡

I get this text almost every week. Here's what I tell people, going by the August numbers for East Baton Rouge Parish:

💬 "What are homes going for?"
The middle price is about $280,000, the same as last month. Prices are holding steady.

💬 "Are they still selling fast?"
It's a little slower. The typical home took 39 days to sell, about 11 days longer than in July. Buyers have more time to think, but sellers are still getting around 97% of their asking price.

💬 "Are there enough homes to choose from?"
There are about 1,900 homes for sale. That's fewer than you'd need for buyers to have the upper hand, but you do have real options.

In short, prices are steady, you have a bit more time to decide, and sellers still hold a small edge.

Quick tip for anyone about to start house hunting in Baton Rouge or Ascension Parish.

Before you book a single showing, write one sentence about what this home actually needs to do for your life over the next 3 to 5 years. Not the features you want. The job the house needs to do.

Something like "under a 20-minute drive from work with a yard for the dog" or "settled fast, nothing that needs work in year one." Once you have that sentence, every house you walk through gets measured against it instead of the last pretty kitchen you saw online.

It's the difference between touring ten homes to find the right one and touring three.

Neighbors, if you're thinking about buying your first house in Ascension Parish, here's something worth knowing. Homes priced under $400,000 are the toughest to find right now. There just aren't a lot of them sitting on the market, and the ones that show up don't stay long.

That doesn't mean you should rush into anything. It means the prep work matters more than ever. Talk to a lender before you start touring, not after. Know your real number, not just a guess.

Between parish property tax differences and home insurance quotes, two houses priced at $275,000 can end up with noticeably different monthly payments. Checking the full breakdown early keeps your budget on track so there are no surprises at the closing table.
