6 Steps Before Buying Land

Step 1: Obtain a Copy of the Title

When a real estate agent or landowner offers a property for sale, the first step is to get a copy of the land title.
Investigate at the Register of Deeds using this copy to ensure the land is free of encumbrances such as mortgages, claims, or other issues. Verify that the copy matches exactly with the records at the Register of Deeds to confirm it is genuine and problem-free.

Step 2: Conduct a Relocation Survey

Hire a Geodetic Engineer to conduct a relocation survey of the land boundaries.
Ensure there are no structures or fences from adjacent lots encroaching on the property you intend to buy.

Step 3: Execute a Deed of Sale

If the land is problem-free, proceed to execute a Deed of Sale or "Contract of Sale".
Both the seller and buyer must sign the contract, and it must be notarized.

Step 4: Pay Documentary Stamps

Within one month from the notarization of the Deed of Sale, pay the Documentary Stamps.
This is a crucial payment that must be made promptly to avoid complications.

Step 5: Pay Capital Gains Tax

The seller must pay the Capital Gains Tax to the BIR (Bureau of Internal Revenue) because they earned from the sale.
The BIR will issue a Certificate of Authority to Register, certifying that all taxes have been paid and authorizing the transfer of the title to the buyer.

Step 6: Transfer Fees and Title Transfer

Once you have the Certificate of Authority to Register, take it to the Register of Deeds.
Pay the Transfer Fees, which are relatively inexpensive.

The Register of Deeds will surrender the Owner’s Copy of the title, and you will need to wait for the title transfer process to be completed. Continuous follow-up is necessary because the process at the Register of Deeds can take some time.

Following these steps ensures that the land purchase process is smooth and free from legal issues.

Mao ni imong buhaton:

1. Send a demand letter. Kay naka padala naman ka, get a copy nga nareceive na niya as a proof.
2. Ipatawag sa barangay for demand of payment. If dili siya mopakita as expected, huwata nga mahuman ang 3 kapatawag then pangayo CFA or Certificate to File Action.
3. Kanang 2 kay dad-a sa police station ug ipablotter na siya. I-attach na ang 1 and 2. Then pangayo og kopya sa blotter.
4. Kay naa naman kay proof nga nareceive ang demand letter, from barangay nga demand of payment and blotter, adto ka sa municipal trial court and look for SCC or Small Claim Court then file a case against anah niya. Magbayad raka og government stamp and filing fee nga more or less 500.

After anah kay mapadad-an nana siya og subpoena if dili siya motubag sa subpoena within 15 days of the calendar kay malutsan na siya og bench warrant ug mapreso. Ayaw kahadlok kay ang SCC dili ni sama sa MTC ug RTC nga need ka mogasto og daku para sa imong abogado. Usa rana ka hearing then present your position paper as evidence then humana, magclearing na dayon kung naay probable cause o wala din human na dayon.

The Suzuki FXR150 is a sport bike made in Malaysia by Lion Suzuki Motor. It is powered by a four-valve, DOHC four-stroke 147 cc (9.0 cu in) single-cylinder engine. Lion Suzuki Motor produces the motorcycle with 75% local content. It replaced the slightly larger in size two-stroke Suzuki RG150/RGV150. XR 200

The XR200, a development of the XL185 trail bike, was produced from 1980 until 1984. The XR200 had a modestly enlarged ohc 2-valve 6-speed air-cooled engine with kick-start only. Suspension was conventional, like the XL185s, but with better quality components and more travel. Although the XR200 power output was modest, the bike was small and light and it suited less experienced riders. Due to its lightness, easy handling and good ground clearance, the XR200 was competitive as a clubman's enduro machine. Drum brakes were fitted front and rear. Having neither battery nor electric start, the driving lights shone only when the engine was running.
